Escrow and Closing Costs

Closing costs are additional fees for when you purchase a home such as processing charges, title insurance and search, mortgage taxes, appraisals, and more called “closing costs”. Comparative Market Analysis of Homes

If you are looking to sell your home, Webb Real Estate offers a comparative market analysis (CMA) for our clients. A comparative market analysis is based on studies, research and knowledge of the local real estate and data. Its purpose is designed to help you determine the best listing price for your property. A market analysis compares other homes similar in location, size and features that have sold within the last three to six months. Normally, our market analyses reports include:

  • The address of three comparable properties
  • A description of each property, including elevation, floor plan, and the number of bedrooms and bathrooms
  • The square footage of each property
  • The sales price of each comparable
  • Dollar adjustments for any differences
  • The adjusted sold price per square foot of each comparable
  • A reasonable price range for your property

 

Note: A Comparable Market Analysis is different than an appraisal which is conducted by a state licensed and certified appraiser to determine the value used by lenders to establish the amount a buyer is approved for.
